14 May Lofts on 6th Groundbreaking Marks Major Milestone in Senior Housing and Support for South Florida
County leaders, developers, community partners and supporters gathered to break ground on Lofts on 6th, a new mixed-use affordable housing development that promises to expand housing options for low-income seniors and deepen community impact through a partnership with The Pantry of Broward and Green Mills Holdings.The Lofts on 6th project, a project with a budget in excess of $40 million, will deliver 90 one-bedroom residences reserved for senior residents, two levels of amenities, and a modernized home for the Pantry of Broward’s operations. The development is the latest strategic urban investment aimed at addressing the region’s shortage of affordable senior housing.
Beyond housing, Lofts on 6th is being positioned as a community anchor strengthening the fabric of the surrounding neighborhood while delivering security and dignity to older adults on fixed incomes.For The Pantry of Broward, the new location offers an opportunity to integrate more deeply into the local community it serves. The Pantry of Broward is a 501(c)(3) nonprofit founded in 2008 to address the nutritional and support needs of seniors and grandparents raising their grandchildren. Over the years, the organization has distributed food, assisted with grandchildren’s needs such as school supplies, and acted as a case-management resource for vulnerable families.
“Lofts on 6th is more than just an apartment building. It’s a bridge to stability for seniors in our community,” said Maureen E. Luna, CEO of The Pantry of Broward. “By situating this development so close to our outreach efforts, we will be able to reduce barriers to service, align resources, and better meet the holistic needs of Broward’s senior population. For many of the seniors we serve, having safe, affordable housing is the foundation upon which nutrition, health and social support must rest.”
The groundbreaking event featured remarks from local officials and the development team, highlighting the collaboration among public and private sectors. Once open, Lofts on 6th will grant access to seniors whose household incomes fall within established affordability thresholds.
“We’re thrilled to have closed financing and begun construction on Lofts on 6th in Fort Lauderdale,” said Mitch Rosenstein, principal and co-founder of Green Mills Group. “This ~$45 million mixed-use development represents a true public-private partnership, with nine layers of financing, a joint venture with an outstanding nonprofit partner, and support from multiple levels of government.”
Some of the anticipated benefits of Lofts on 6th include community engagement through the shared use of amenity and common spaces to foster social connection and community cohesion, stabilized housing for vulnerable seniors to help reduce costs associated with housing insecurity, health crises and social isolation, and long-term sustainability through the project’s financial model designed to balance affordability with ongoing maintenance and operational viability.During her remarks, Luna added, “We believe that dignity in aging means more than filling a plate. It means having a place to call home, neighbors who know your name, and support steps away. Lofts on 6th gives us the chance to bring that vision to life.”
As Broward County continues to confront the challenge of an aging population and rising housing costs, Lofts on 6th is poised to become a model for how affordable senior housing and nonprofit social services can co-locate and co-elevate impact.
