The City of Fort Lauderdale and the Community Redevelopment Agency (CRA) are committed to expanding access to quality housing options for our residents. This page highlights affordable, workforce, and mixed-income housing developments within the CRA area, including projects that are planned, in permitting, under construction, or recently completed. These projects are intended to provide a range of housing opportunities for seniors, individuals, and families while supporting long-term affordability, neighborhood revitalization, and quality of life.

MOUNT HERMON APARTMENTS

ADDRESS: 750 NW 14th Street

Mount Hermon Apartments is an affordable senior housing project. The seven-story development includes a mix of one and two bedroom apartments  plus a rooftop pool and deck with lounge seating, fitness center, multipurpose clubroom and an outdoor community space.

The project is dedicated entirely to affordable housing, with:

  • 90% of the units reserved for seniors earning 60% of the area median income (AMI).
  • 10% of the units dedicated to seniors earning 25% of the AMI.
  • Everyone in the home has to be 62 years of age or older
  • The minimum income for a one bedroom is $32,280 and a two bedroom is $38,670
  • The maximum income for one person is $40,469 and the maximum income for two people is $45,433
  • Housing vouchers are accepted
  • Applications are taken by appointment only

THE ADDERLEY

The Adderley is a mixed-use development with two 6-story residential structures consisting of a mix of studios, one and two bedroom apartments and townhomes. The units range from 454 square feet to 1,754 square feet for the largest townhouse. The development will also include 15,027 square feet of retail space, 11,000 square feet of amenity space and an 8-story parking garage with 549 spaces. Amenities include a gym, pool, leasing office, fitness center and two-lane bowling alley.

 

In this development, 10% of the residential units will be reserved for  affordable work force  housing for perpetuity, with income limits not exceeding 100% of the AMI.

THE ARCADIAN

The Arcadian is a mixed-use development featuring two eight -story buildings with 5,235 square feet of ground floor commercial space and  a parking garage with 606 spaces. Amenities include a swimming pool in each building, a central atrium, bicycle racks, a fitness center, playground, club rooms, kid’s room, business center, mail/package room, lounge area, pet park and a pedestrian paseo.

 

Out of the 480 units, 48 will be designated for affordable housing, targeting residents with incomes less than or equal to 100% of the Broward County median family income.

THE GALLERY AT FAT VILLAGE

The Gallery at FAT Village is a 16-story Class A mixed-use and mixed-income development featuring 263 multifamily rental units, 2,394 square feet of ground-floor retail space, and a multi-level parking garage. Amenities will include a fitness center, resort-style pool, sun tanning deck, gathering rooms, and a leasing office. Residential units will feature Energy Star stainless steel appliances, expansive kitchens, private balconies, chrome plumbing fixtures, and high-speed internet access.

 

Of the 263 residential units, 53 units will be leased to residents earning up to 50% of the Area Median Income (AMI), 97 units will be leased to residents earning up to 120% of AMI, and the remaining 113 units will be leased at market rate.

THE ALRIDGE

The Alridge is a mixed-use affordable housing development currently under construction. The project is designed as a five-story building featuring 36 residential units, approximately 3,000 square feet of ground-floor commercial space, and a structured parking garage. The development is intended to support a vibrant, multi-generational community while expanding access to high-quality affordable housing in the area.

 

The residential component will include 12 two-bedroom, two-bath units, 16 one-bedroom, one-bath units, and eight studio apartments. All units will be pet-friendly and equipped with Energy Star appliances, including a range, refrigerator, washer, and dryer. Apartment features will include professionally designed kitchens with granite countertops, designer lighting, and thoughtfully finished common areas with designer tile.

 

The Alridge will provide mixed-income housing opportunities for working professionals, retired residents, individuals, and families earning up to 60% of Broward County’s Area Median Income. Affordability will be maintained for a minimum of 30 years, with monthly rents capped at 30% of gross household income, inclusive of utilities.

THE LARAMORE

The Laramore is a mixed-use affordable housing development currently under construction. The project is designed as a five-story building featuring 36 residential units, approximately 3,000 square feet of ground-floor commercial space, and a parking garage. The development is intended to contribute to a dynamic, multi-generational community while addressing the growing need for quality affordable housing.

 

The residential component will include 20 two-bedroom, two-bath units and 16 one-bedroom, one-bath units. All units will be pet-friendly and equipped with Energy Star appliances, including a range, refrigerator, washer, and dryer. Residences will feature professionally designed kitchens with granite countertops, designer lighting, high-quality finishes, and thoughtfully designed common areas with designer tile.

THE LOFTS ON 6th

Lofts on 6th is an affordable housing development currently under construction.  The eight-story development will provide 90 affordable residential units dedicated exclusively to seniors.

 

The development will offer one-bedroom apartment units for seniors earning up to 80% of the Area Median Income (AMI). Of the 90 units, 14 units will be reserved for households earning at or below 30% AMI, 48 units will be reserved for households earning at or below 60% AMI, and 28 units will be reserved for households earning at or below 80% AMI. Overall, the project will maintain an average affordability level at or below 60% AMI.

Residents will have access to a variety of on-site amenities, including a fitness studio, business center, game room, outdoor terrace, and on-site management and maintenance services.

SISTRUNK VIEW

CRA CONTRIBUTION: $5,000,000

Sistrunk View is a mixed-use affordable housing development designed to help meet the growing demand for high-quality, cost-effective housing. The six-story development will feature between 75 and 106 residential units, approximately 5,700 square feet of commercial space, structured parking, and more than 10,000 square feet of amenity space.

 

The building will consist entirely of affordable housing units for individuals and families earning between 30% and 80% of the Area Median Income (AMI). The proposed unit mix will include approximately 75% one-bedroom, one-bath units and 25% two-bedroom, two-bath units. The development is intended to provide long-term affordable housing opportunities for residents at a range of income levels.

 

Residential units will feature modern finishes and energy-efficient design elements, including open floor plans, contemporary kitchens with quartz or granite countertops, energy-efficient stainless steel appliances, high-efficiency HVAC systems, eco-friendly showerheads and faucets, luxury vinyl plank flooring, private balconies or terraces, and full-size washer and dryer hookups.

 

Sistrunk View will also offer a variety of common area amenities designed to promote an active and engaged lifestyle. Proposed amenities include a rooftop community room with a catering kitchen, fitness center, resort-style pool with lounge seating, outdoor dining and BBQ areas, clubhouse with media and game rooms, computer access and co-working spaces, rooftop greenspace or garden area with a play area, security cameras, motion sensor lighting, controlled access, and professional on-site management.

NEW HOPE  I APARTMENTS

New Hope Apartments is a six-story residential development currently in permitting. The project will include 30 affordable rental apartments and ground-floor parking. Each unit is designed as a two-bedroom, two-bathroom residence of approximately 900 square feet, featuring a full kitchen, living and dining areas, and a private outdoor balcony.

 

The apartments are planned to include modern finishes and energy-efficient features, such as Energy Star appliances, high-efficiency air conditioning and heating systems, LED lighting, ceiling fans, and contemporary kitchen and bathroom fixtures. These features are intended to provide residents with comfort, functionality, and long-term cost savings.

WRIGHT DYNASTY

CRA CONTRIBUTION: $5,000,000

Wright Dynasty is a six-story mixed-use development featuring 24 residential apartments, five ground-floor commercial units, and two levels of parking. The residential component will include 18 one-bedroom units and six two-bedroom units, with apartment sizes ranging from approximately 720 square feet for one-bedroom units to 1,075 square feet for two-bedroom units.

 

Ten percent of the apartments will be leased at affordable rents to households earning no more than 120% of the Broward County median income. The development will also include a rooftop green roof and recreational sun terrace for residents and their guests, along with a variety of sustainable green building features.
