By Erik Bojnansky South Florida Business Journal An entrepreneur who has been assembling warehouse space near downtown Fort Lauderdale will break ground near the end of the month on a 5.3-acre arts district that will include spaces for artists, restaurateurs, entertainment venues, and even a brewery. Jonathan Fish, manager of Fish Property Management LLC, is marketing the future Thrive Progresso district as the "Wynwood of Fort Lauderdale." He expects to deliver on the first renovated warehouse space by June, and aims to have eight of the ten industrial properties encompassing around 80,000 square feet of space ready for 40 to 60 tenants by the end of the year. On December 7, 2021,  the Fort Lauderdale City Commission, acting as the Community Redevelopment Agency (CRA) Board of Commissioners,  approved a resolution for a  $4,000,000 Development Incentive Program (DIP) loan to 909 NW 6th St. LLC for a mixed-use commercial development project located at 909 Sistrunk Blvd. The proposed project consist of a  four-story contemporary style mixed -use development that will include 76,000 square feet of commercial space.  Commercial space uses include: 3,335 square feet of restaurant, food and beverage 7,660 square feet of retail 18,442 square feet of office space 2,865 square feet of common area 44,658 square feet for a parking garage with more than 80 parking spaces The developer, 909 NW 6th St. LLC, is an affiliated company of Fuse Group Investment Companies who has been investing in the Sistrunk area for the last four years. On November 16, 2021,  the Fort Lauderdale City Commission, acting as the Community Redevelopment Agency (CRA) Board of Commissioners, held a public hearing and approved a resolution to accept  the proposal of Northeast 6th Development, LLC  to develop the Victory Entertainment Complex. The Board of Commissioners also approved a donation of CRA property  and a $2,450,000 CRA Development Incentive Program loan to the developers. The proposed project will be located  at 1017 Sistrunk Boulevard and 606 NW 10 Terrace.  The development is slated to include a  3-story commercial building and entertainment complex with a craft distillery, restaurant, cigar lounge, wine bar and approximately 1,500 square feet of meeting space. On November 16, 2021,  the Fort Lauderdale City Commission, acting as the Community Redevelopment Agency (CRA) Board of Commissioners,  held a public hearing and approved a resolution accepting the proposal of Sistrunk Apartments, LLC for the development of “The Aldridge” and “The Laramore” mixed-use affordable housing development projects. The two projects will be located on CRA owned property at 1204 Sistrunk Boulevard and 1620 NW 6 Court. Each building will contain 36 apartments with  ground floor retail and a parking garage. On November 16, 2021,  the Fort Lauderdale City Commission, acting as the Community Redevelopment Agency (CRA) Board of Commissioners, approved a $23.1 million bank loan for the Fort Lauderdale CRA to provide larger  incentives for new development along the Historic Sistrunk Commercial Corridor. Three of the projects to be funded from the secured loan include two mixed-use affordable housing  projects and a  commercial/entertainment complex. The projects include: The Aldridge and Laramore, located at 1204 Sistrunk Boulevard and 1620 NW 6th Court.
