04 Mar New Multi-Use Development Coming to Sistrunk
Exciting developments are on the horizon for the Sistrunk corridor! On February 18, 2025, the Fort Lauderdale City Commission, acting as the Community Redevelopment Agency (CRA) Board of Commissioners approved a $6 million forgivable loan to SJC Sistrunk, LLC to support the construction of a brand-new, six-story, mixed-use development at 801 NW 6th Street, Fort Lauderdale, FL 33311. This transformative project will introduce new housing, retail spaces, and economic opportunities, revitalizing the heart of the community.
The proposed development will include 121 rental apartments, with a mix of affordable and market-rate housing options. Additionally, the project will feature 6,800 square feet of retail space and a six-story parking garage with 143 spaces. Residents will enjoy modern amenities like a pool, fitness center, and computer room. To support economic growth, 2,000 square feet of retail space will be leased to the CRA at an affordable rate, allowing small businesses to thrive in the heart of the community.
The project is designed to provide accessible housing, with 14 units set aside as affordable housing for residents earning 80-100% of Broward County’s median income. These affordable units will remain rent-controlled for the next 30 years, ensuring long-term accessibility for families. Beyond housing, the development is expected to create 1,000 construction jobs and 67 permanent positions in property management, retail, and restaurant services—boosting employment opportunities for local residents.
This project is more than just a building—it’s a step toward revitalizing the Sistrunk corridor. The redevelopment will replace vacant lots and a deteriorating convenience store with a vibrant new community hub. The initiative aligns with the NPF Community Redevelopment Plan, which aims to attract businesses, create jobs, and foster investment in the neighborhood. With strong financial backing—including $21.5 million in construction loans and a $22 million commitment for long-term financing—this development is poised to become a catalyst for growth in Fort Lauderdale. Stay tuned for updates as this transformative project moves forward!
