New Mixed-Use Development to Bring Creative Living and Working Space to Sistrunk Neighborhood

A new three-story mixed-use development is set to transform a 10,200-square-foot site in the historic Sistrunk neighborhood into a vibrant hub for small business owners, freelancers, and artists. Designed with the modern urban resident in mind, the project will blend residential and commercial uses in a space that fosters both community and creativity. The development, dubbed “The Nexus,” aims to provide high-quality housing alongside affordable, on-site workspace to support the area’s growing population of remote workers and entrepreneurs.

On April 1, 2025, the Fort Lauderdale City Commission, acting as the Community Redevelopment Agency (CRA) Board of Commissioners, approved a $1,000,000 Development Incentive Program (DIP) forgivable loan to Right Consulting, LLC for the Nexus Live/Work Mixed-Use Development Project located at 2219 Sistrunk Boulevard. This major financial commitment underscores the City’s support of innovative, community-focused development and highlights the importance of the Nexus project in the ongoing revitalization of the Sistrunk corridor.

The building’s layout includes parking and commercial/retail space for tenants on the first floor, while the second floor will feature three one-bedroom apartments, residential amenity space, and additional commercial/retail areas. The third floor is designed to house two one-bedroom and two two-bedroom apartments, all outfitted with modern amenities. Apartment sizes will range from 589 to 1,156 square feet, with affordable housing options available at 50% and 80% of the Area Median Income (AMI), making the development accessible to a diverse group of residents.

Approximately 2,500 square feet of commercial space will be made available to residents at a discounted rate, supporting small business growth and encouraging a live-work environment. Each unit will include features such as Energy Star appliances, granite countertops, luxury flooring, and private balconies, offering both style and functionality. The development also includes infrastructure for internet and cable, washer and dryer connections, and additional residential comforts.

The Nexus will replace an aging one-story structure and is being developed by Right Consulting, LLC, led by longtime community advocate and attorney Burnadette Norris Weeks. With a design by KAP Architecture, the project promises to enhance the character of the neighborhood while honoring its cultural roots. Positioned across from the Sweeting Estates community and near Delevoe Park and the African American Library and Research Center, the development is poised to become a cornerstone of revitalization along Sistrunk Boulevard.
