About This Project

The Mount Hermon Apartments marks the completion of a significant affordable housing initiative in the Dorsey Riverbend neighborhood. This newly constructed seven-story development provides 104 high-quality, energy-efficient apartment units specifically designed to serve low-income seniors. Developed by Mount Hermon Housing LTD—a collaborative partnership between national affordable housing developer Housing Trust Group and the not-for-profit Mount Hermon African Methodist Episcopal Church—the project is built on a 1.08-acre site owned by the church and leased to support this much-needed community investment.

The building offers a mix of one-bedroom/one-bath and two-bedroom/two-bath units ranging from 650 to 950 square feet. Each unit includes modern finishes such as full-size Energy Star appliances, wide plank flooring, contemporary fixtures, and private balconies to promote comfort and independent living. Residents benefit from a robust package of on-site amenities and supportive services including: Rooftop area and deck, Community lounge and activity/game room, Fitness center and computer room, Secure gated entry with 24/7 recorded monitoring, Lighted accessible pathways and outdoor gathering space and Bicycle racks and storage space

To enhance the quality of life for its senior residents, the development also offers tailored programs including adult literacy training, a resident assurance check-in system, light housekeeping support, and grocery shopping assistance. This $20.8 million project was funded in part by 9% Low-Income Housing Tax Credits and received $640,000 in CRA funds through the Local Government Area of Opportunity Funding program in FY 2019-2020. Of the 104 units, 90% are reserved for seniors earning at or below 60% of Area Median Income (AMI), with 10% designated for seniors at 25% AMI.

In a region where more than 60% of adults are considered cost-burdened—spending over 30% of their income on housing—Mount Hermon Apartments provides a vital solution to the growing need for affordable, dignified senior living in South Florida.
