The City of Fort Lauderdale and the Community Redevelopment Agency (CRA) are committed to providing housing options to our residents. We are excited to announce three upcoming projects that will offer a range of affordable and workforce housing opportunities for seniors, individuals and families.

MOUNT HERMON APARTMENTS

ADDRESS: 750 NW 14th Street
OWNER / DEVELOPER: Mount Hermon AME Church & Housing Trust Group
UNITS: 104
CRA CONTRIBUTION: $640,000

Mount Hermon Apartments is an affordable senior housing project. The seven-story development includes a mix of one and two bedroom apartments  plus a rooftop pool and deck with lounge seating, fitness center, multipurpose clubroom and an outdoor community space.

The project is dedicated entirely to affordable housing, with:

  • 90% of the units reserved for seniors earning 60% of the area median income (AMI).
  • 10% of the units dedicated to seniors earning 25% of the AMI.
  • Everyone in the home has to be 62 years of age or older
  • The minimum income for a one bedroom is $32,280 and a two bedroom is $38,670
  • The maximum income for one person is $40,469 and the maximum income for two people is $45,433
  • Housing vouchers are accepted
  • Applications are taken by appointment only

THE ADDERLEY

ADDRESS: 501 NW 7th Avenue
OWNER / DEVELOPER: Altis Cardinal Living and Vertex Construction.

CRA CONTRIBUTION: $12,000,000

The Adderley is a mixed-use development with two 6-story residential structures consisting of a mix of studios, one and two bedroom apartments and townhomes. The units range from 454 square feet to 1,754 square feet for the largest townhouse. The development will also include 15,027 square feet of retail space, 11,000 square feet of amenity space and an 8-story parking garage with 549 spaces. Amenities include a gym, pool, leasing office, fitness center and two-lane bowling alley.

 

In this development, 10% of the residential units will be reserved as affordable housing for perpetuity, with income limits not exceeding 100% of the AMI.

THE ARCADIAN

ADDRESS: 640 NW 7th Avenue
OWNER / DEVELOPER: Sunshine Shipyard, LLC
UNITS:  480
CRA CONTRIBUTION: $10,000,000

The Arcadian is a mixed-use development featuring two eight -story buildings with 5,235 square feet of ground floor commercial space and  a parking garage with 606 spaces. Amenities include a swimming pool in each building, a central atrium, bicycle racks, a fitness center, playground, club rooms, kid’s room, business center, mail/package room, lounge area, pet park and a pedestrian paseo.

 

Out of the 480 units, 48 will be designated for affordable housing, targeting residents with incomes less than or equal to 100% of the Broward County median family income.
